Pre-Sale Property Inspection
The Village of Berkeley requires that a pre-sale property inspection be arranged for the sale or transfer of properties. Inspections must be requested several weeks in advance of the closing. Complete and sign the inspection request and pay for the inspection at the Village Hall. The contact information for the seller must be provided. The fee for the initial inspection is $350.00 for each one-family dwelling. All utilities must be turned on prior to the pre-sale inspection. Failure to comply may result in an additional fee of $150.00 to reschedule the inspection. These fees are only payable in certified funds or cash and are non-refundable. Inspections are scheduled at least twenty-four (24) hours in advance, therefore requests for "on the spot" inspections will not be accommodated. Please note the following:
- The inspector must have access to the attic and/or crawl space, if applicable.
- A copy of the real estate listing sheet must be available for the inspector at the time of the appointment.
- If a current plat of survey (that is, one showing all current structures on the property) is not available at the time of the inspection, one must be delivered to the Village Hall prior to closing.
No ticket, lien, or violation information is available about a property until the inspection process has begun.

For electrical violations, the Village of Berkeley uses the 2011 National Electrical Code. Plumbing violations are subject to the 2014 State of Illinois Plumbing Code. When the house has been brought up to code, call the Building Department to schedule a re-inspection.

At least 24 hours prior to the closing date, call the Village Hall to arrange a final water reading. Requests for a final water reading can be arranged by calling Village Hall. The final bill will be ready to be paid on the day of the closing after 9:30 a.m. Any outstanding tickets, fines, or liens must also be paid at that time. ONLY CERTIFIED FUNDS OR CASH WILL BE ACCEPTED. NO PERSONAL CHECKS OR CREDIT CARDS.
The original deed being used at the closing must be presented to the Village Hall for the compliance stamp. A COPY OF THE DEED WILL NOT BE ACCEPTED.
Please note: the approved home inspection report will be valid for six (6) months of the original date of inspection.
